The Greece Digital Nomad Visa
- Requirements: You must prove a stable monthly remote income of at least €3,500. If you bring a spouse, this increases by 20% (€4,200), and another 15% per child.
- The Process: You can apply at the Greek consulate in your home country, or—crucially—you can enter Greece on a tourist visa and apply directly to the Ministry of Migration while inside the country.
- Duration: Granted for 1 year initially, and then renewable as a 2-year residence permit.
Golden Visa (Real Estate)
- The 2026 Reality: Greece recently hiked the minimum investment threshold massively to combat the housing crisis. In prime areas (Athens, Thessaloniki, Mykonos, Santorini), the minimum real estate purchase is now €800,000. In other regions, it is €400,000. It is no longer the cheap European backdoor it once was.
